Referred to locally as Canada's 'Western Riviera', OAKVILLE, BURLINGTON, and MISSISSAUGA are within 20 minutes of downtown TORONTO, Ontario. These cities and town are home to some of the finest real estate and communities in the country. The Town of Oakville boasts the highest percentage of senior managers and the highest per-capita income earners in Canada. The City of Toronto is a world-famous city with leading hospitals, universities and is a central hub for North American trade, commerce and banking.

If you are visiting this site from abroad, you will find in time that this is tremendous area to live - with terrific schools, recreation, hospitals, and amenities that few major metropolitan cities offer, and without the violence and high crime rates so prevalent in other major cities internationally.

Put down the newspapers and turn off the TV's! Today's real estate market is still a very good market, homes are selling and people are still looking to buy. People want to live in Oakville and it remains largely unaffected by the uncertainty in other areas, mainly the USA. 

For Sellers, In today's more balanced real estate marketplace pricing your home to sell is key. People ask me constantly how is the market?  I truly believe that this is a good market for Buyers and Sellers. As long as the Sellers are realistic about the price of their home and realize that the time of selling a home in hours or days is past, their home will sell. Houses today are taking longer to sell than a couple of years ago. That is not such a bad thiing, people are not being rushed into buying a home and truly make an educated and well thought out choice. Homes are still selling and people still have to move!

For Buyers, fully 60-80% of the online MLS.ca homes that my clients send me do not match their needs in ways that someone who is new to the area; or who doesn't routinely buy and sell homes, would never catch. I am one of a small handful of local, experienced agents who visit 40+ open houses a week consistently. I am very knowledgeable with the Oakville Real Estate area; and I have lived in Toronto, in South Mississauga, and on the border of Oakville and Burlington now for more that 20 years.

There is NO CHARGE for my assistance in buying a home. In Canada, sellers pay for realtor commissions and I always recommend never to purchase a home from an agent who has listed the property you are considering.  Why insist on a separate Buyer agent? Because a Listing agent must consider the interests of the seller first and foremost - its a law in Canada in fact - and its common sense when you consider who is paying for the service.

Working with a Buyer agent avoids any conflicts-of-interest so that you get the home that best meets your needs; at a price that you can afford.

With the market being changing into a more balanced state, you can't afford to ignore every resource at your disposal. I work diligently to guide my clients throughout the process to ensure that the next home they buy or sell is the best personal and financial decision they can have made.

To give you just a quick online guided tour of Oakville Real Estate - Oakville has evolved from the Lake Ontario waterfront northward. Original cottages with large lots on the waterfront in SouthWest, Central and Old Oakville have by-in-large been replaced by luxury properties and the town's main shopping throughway on Lakeshore Drive.

Toronto Real Estate, Oakville Homes, Mississauga Homes for Sale

Through the 1950s, 60s, and even 70s, new home developments continued north from the water through Bronte, West Oakville, and Morrison on into the QEW highway. A housing boom in the 1980s brought new home development north of the QEW highway to PGA-made-famous Glen Abbey, College Park, and Falgarwood and East to Ford Drive, and Sherwood Heights - and this development continued throughout the 1990s. In the 21st Century, new housing developments grew up in West Oak Trails, River Oaks, Wedgewood Creek and Weston Park.

Oakville has recently been forced by the province to approve construction of new home development north of Hwy 5 (Dundas Street) and those new home (the only in the south-west GTA) is slated to begin after 2010.

 In Burlington, a similar suburb development pattern went on, but most land marked for development finished construction before the year 2005. Mississauga built 2-story, 1600 sq ft to 3000 square foot homes throughout the 80s, 90s, and 2000s north of the QEW and Hwy 403 by the tens of thousands - in a effort to keep pace with Toronto's exploding population - until mile after mile of suburb are virtually identical as far as the eye can see. But older subdivisions to the south, like in Miniola and Lorne Park and Clarkson, showcase stunningly beautiful luxury homes on large lots as the renovation or replacement of of older homes on premium lots is widespread. South Mississauga, similar to Old Burlington and South Oakville - makes for a beautiful Sunday afternoon drive past mile after mile of amazing estate properties. I've only seen road tours in Conneticut and Bar Harbour, Maine - which rival our Lakeshore Road for "most luxury homes per mile" honours.

Those that work in Toronto and who choose to live within the City, enjoy lower commuting times - but also pay a premium in home costs and enjoy the pros and cons of population density, transit, health care and premier entertainment attractions that  are more hallmarks of Toronto. Commuters get more value for their housing dollar the farther they shop away from downtown Toronto.
